TBL- B''H we have accomplished a lot in a little over a month. When developers are starting to change the applications that they submit because they know they will be rejected we know we have really come a long way. We have an open communication channel with all of the township committee members, and we are actively pursuing things behind closed doors to stop this at a larger level instead of having to fight every application at the meeting. We actually did start a fundraiser pagebut I haven't been pushing it at all and it really is time to start. I have been self-funding this until now, but to reach out on a grander scale we need to get a lawyer involved and we need to communicate better to the community so that people know what we have done and how they can help. We will be making a big push to get a lot of people to come to
the December 1st meeting.  Donate HERE
As recent as yesterday a committeeman expressed that he thinks this is a fringe movement and that most of Lakewood does not have similar concerns.  Head in the sand much? His proof was that only 20 Frum guys were at the meeting last week along with 50 seniors.  I know 100 percent that there are thousands of people who are upset about this and we need to both inform them and motivate them to come to the December 1st meeting. Many of them simply think it is a lost cause when in reality it is not. I would also love to hire a lawyer to come down and block all of the large applications in addition to suing the board for routinely engaging in illegal spot zoning. We are actively working on getting members of the board changed to more moderate members. 
Most importantly we are trying to keep the campaign positive and clean and not to harp on the past but focus on saving the future.
I am absolutely not doing this for the money in any which way and that is why I have been reluctant to ask people for money until now, but I really want to take this to the next level now. I also want to make another point. I am moderate and reasonable. I am not here to stop every single house when one guy wants to subdivide and has a couple of variances and the neighbors don't mind. I'm mainly concerned with a bigger scale. With building 30 houses on three lots, with knocking down a house and turning it into a cul-de-sac etc. 

 I am not trying to stop all future housing in Lakewood.  I just want things being done with sechel and planning, and not sticking 50 houses here and there and there and suddenly a critical artery in Lakewood  becomes gridlocked. 

We need a zoning board that can stand up for Lakewood and say no when the developers over-reach in their applications.

We need to stop approving these behemoth 500 unit applications marketed to New York residents. Yes I know that there is a shortage of housing in New York and I know that New York is crowded etc. We do not need to turn Lakewood into Brooklyn. Our infrastructure simply cannot handle it.

Letter: Looking for info on the Lakewood- Manhattan commute

Dear Fellow Lakewooders,
I am a Lakewood resident who recently got a job in Manhattan. I am new to the commuting schedule and have no familiarity with Lakewood-Manhattan busses. If anyone can provide information and contact info for such daily transportation between Lakewood and Manhattan, both ways, it would greatly appreciated. Also, if there is information about davening Shacharis, that would helpful. 
Also, perhaps readers can advise whether it is better to take a bus than to drive myself, and what the cost considerations are. Other helpful info would be with regard to driving to the end of Jersey, parking somewhere there, and then taking a train into Manhattan, and whether that is a viable option.

I wish to express my heartfelt appreciation and thanks to our Jewish brethren in Boro Park, Flatbush and Lakewood for responding to our call and expressing the voice of Torah and Yiddishkeit in the Presidential elections. 
We gave our President-Elect Donald Trump our overwhelming support. Seventy percent of the Boro Park-Flatbush community (our Assembly District 48 gave Donald Trump the most votes in Brooklyn) and 79 percent of the Lakewood community cast their votes for Donald Trump.

We must continue to express our support for our new President-elect. He is
subject to an onslaught by the extreme left who are trying to impose their agenda on the people of America. They disrespect and demonstrate against our new President-elect. We must support the rallies in support of our President-elect. We must write letters and voice our support. The support of our Jewish communities will give Donald Trump and his wonderful family the חיזוק they need to hold strong against the onslaught of the extreme left liberals. We extend our invitation to President-Elect Donald Trump and/or his wonderful family to visit with and get to know our communities and our families.

We reach out to our President-elect, the leader of our great country, who has been tasked to lead our country in a righteous manner, being fair to all of its people, to recognize the special needs of our communities. Our parents must send their children to our private schools so that they can be educated to continue our hallowed traditions. The tuition burden is unbearable, and is primarily caused by the unfair treatment by the states and the liberal controlled courts, which unfairly deny our children their constitutional right to be educated in a manner that allows them to continue in the religious traditions of their parents and grandparents. We ask our President-elect to allocate funds to our parents and their children. This can be provided in a manner that will not run afoul of constitutional limitations.

We conclude with the Blessing recited in synagogues for the Head of the Government. We ask that הקב”הshall protect and help President-Elect Donald Trump in all of his endeavors and that his Star shall rise for the benefit of our country; and that in his and our days הקב”ה shall send a ישועה to our Jewish nation.

Why such a short school day?

The Friday schedule in Lakewood for some of the girls schools is getting shorter and shorter. Girls are going to school for just about 1 hour on Friday. The buses dont get there before 9:40 and at 11:15 girls are getting dismissed! Yes busing is an issue, but its not fair for the kids and for the parents who now have to shorten their Friday workday even more. Something has got to give. The overall Friday schedule in Lakewood should be changed.

Basically, the old rate was 2.93. Since Lakewood properties overall went up by 50%, if your value went up by more than 50% you have and increase and less than 50% you have a decrease. Approx new rate will be 1.957 subject to change based on 2017 budget. In the excel – enter old and new values into the first 2 yellow cells and the rest calculates automatic.

TBL: Explaining misconceptions

See our ad in the voice on page 261. In the public forum on page 100, the Zoning Board Chairman was interviewed. He said that Lakewood is a pro-growth town and there is nothing wrong with growth. He blamed the state, county and township for not upgrading our roads. He said that if the township starts developing paper streets then then state will see that we are serious and they will be forced to widen Route 9 (huh??). This is a common deflection routine practiced here. Blame the State. If only they widened route 9 everything would be fine! Don't fall for this. The blame lies right here. Everyone keeps on saying that with the proper infrastructure we can have growth. Well, since we don't have the proper infrastructure, why are so many large projects in crowded neighborhoods getting approved? 



He talked about granting developers variances to build extra houses in exchange for paving roads. What he neglected to mention is that the roads that they build are all cul-de-sacs which lead nowhere and further add to traffic by dumping all of the cars onto one roadway. He talked about reviewing all of the details of the application very carefully and applying relevant laws and said that in the past year they turned down more than 600 units. I'm interested in knowing how many thousands they approved. I'd also like to remind the Chairman that when granting a variance or zoning change, the applicant must prove that the proposed housing won't cause substantial detriment to the neighborhood in the form of traffic, impact on neighborhood, etc. That's a pretty high bar to prove and yet most applications sail through with approvals. They also need to prove that the positives outweigh the negatives. Again, a hefty burden considering the damage that overbuilding is causing our town. 

On page 72 the Voice talked to Township attorney Steven Secare to discuss the legality of a moratorium which he said can not be done. He did say though that the town should rezone areas to more restrictive zones to slow growth (why isn't this happening??). Chairman Halberstam chimed in that the power to do that lies with the planning board who is guided by the township committee. This statement is very misleading. Wow! Talk about deflecting blame! The only time that the planning board any input on zone is when once every 10 years  the master plan is updated. When that happens, all of the special interests on the master plan committee (which the township committee was made aware of but refuses to fix) make sure that zoning changes are made to benefit the developers and not the residents of Lakewood. Even then, the Planning Board simply votes to approve a general vague overall plan for Lakewood,. They do not have the ability to rezone.That power lies with the township committee who can pass ordinances to rezone. Further, we never proposed a moratorium. If someone has a property zoned for a single family on half an acre, let them build that. Instead, they go to the zoning board, who CHANGES THE ZONE through illegal spot zoning to allow townhouses crowded into tiny lots. The fact that he attempts to pass the blame to the planning board is a disgraceful and deceitful attempt to pass the blame so that the public won't realize that the ZONING board often engages in illegal spot-zoning and zoning by variance. 

This is a game of pass the blame. The Township Committee blames the planning and zoning board, the Planning board blames the Township Committee and zoning board and now we have the Zoning board chairman attempting to blame the township committee and planning board. Our Committee members and the chairmen of the boards have had their positions for approximately 15 years. Under their guidance we got into the mess that we are currently in. Anyone think it's time for a change in leadership on the planning and zoning boards?? Speak up at this Thursday's Township committee meeting. The committee will tell you that they are not allowed to remove someone mid-term. Tell them that A) They have legal grounds to remove them for not following the master plan or land use law act by indiscriminately granting variances and spot-zoning to developers for many years in a clear detriment to the neighborhoods B) They can definitely call the chairmen and ask them nicely to resign. They got us into this mess and it's time for new leaders to help us out of the mess. 

We have a big problem on our hands. While a moratorium is probably not legal, the township committee absolutely needs to take the lead on fixing this. Yes they can call the chairmen and ask them nicely to resign. Yes they can propose ordinances to restrict developers from using loopholes to abuse our ordinances. Yes they can champion this issue and take the lead on fixing these problems. Unfortunately, some of them are not yet convinced that we need major change. Some of them think that there's no problem or that this grassroots effort will wither and die.  
We need to stand up this Thursday night at 7:30 with a unified voice and tell them that we need change. 
"But it's not my type", "I'm not an activist", "But I've never gone to a meeting". Let this be your first time. This is a grassroots effort and we want things to change then we need the public to get involved. 

It's time to take a stand to save Lakewood!
