Let's be honest with ourselves. They gave Eagle Ridge more dense zoning then R7.5. By making it 3.6 per acre on gross, being that more then half isn't buildable that's 7.2+ per acre that's buildable. That was the point of it not being R12. R12 is 12k square feet. Hee there is NO requirement whatsoever again NO requirement whatsoever as long as the gross has 3.6.
They won last night big time, big time. They got more then the ever dreamt of. So weird how people thought AK and the developers won't win.
Forget about making traffic a C requirement. A colossal joke. The township will be paying an engineering company with OUR tax money to call it a C. The 9 could be called a C if an engineer is hired to call it C. They should at least save the cost of an engineer firm and just skip that requirement.

Suddenly an employee of First Commerce (where many many projects are financed by developers) takes the lead and is busy that all college campuses should be switched to R7.5. How in the world did that come into discussion over here. With a little digging we will find out who has an approved campus that he was gifting a 7.5 zone.

Mr Flancebaum whose job is to represent AK and developers nicely slipped in the other 2 golf courses that realize by making this 100 acre "requirement" of 3.6 we are giving the same owners of Eagle Ridge (all 3 courses are owned by the same people)a density they are dancing from joy about. So look out for County Line, Hope Chapel, New Hampshire to turn into a parking lot from thousands of houses because when it comes for approval it's in the bank, hey thats the master plan so it must be approved.
Switching eagle ridge from senior to no restrictions doubles every unit by adding a basement (or 2)and quintuples all car traffic because that's reality when you have working adults with 10 children. That's cars alone. Ever heard of busses? Yeah busses. Seniors don't bus to school. We are talking about dozens and dozens of busses having to drive on Cross street by switching the requirement.
Question hit me as I'm typing . Again doesn't make a difference because it will be called a C no matter. Does a traffic study even count basements. Hmm. A zone doesn't count basements. R12 isn't one unit it's 2 so in reality a R12 is a R6. So a traffic study doesn't need to acknowledge the travel from basements.
So for today I typed enough. This was a major major victory for AK and developers. They are laughing all the way to the bank. AK, M and M and Ray will have on their hands the millions of hours people will sit in traffic over the next many years , the Bittul Torah, The anxiety, the loss of parent spending time with their family etc etc on their hands. But dont worry they have no conscience whatsoever.
